Hi Nancy, it’s only on the rental income, which I like. Bigger fish pay more actual dollars than little fish do (by the consistent 4%). I also appreciate that the Town is also able to use these funds for the creation of more affordable housing.

The overall revenue from the MAT tax is staggeringly large.

I also appreciate that STR owners who don’t comply are fined, but feel that those penalties should be higher and pro-rated since the fine is less than the MAT would be for some of the most lucrative properties. With the ability to pass the MAT onto customers, owners who refuse to pay are just being greedy.

  2. Jayne’s Luxury Rentals has been collecting MAT and remitting quarterly to the Town of Huntsville. We charge the tax to the guest, so in addition to HST of 13% the guest is charged another 4% for the MAT, adding on 17% to the rental price. I am surprised that Airbnb does not do this as they collect the HST. All Airbnb hosts should advise Airbnb as the tax is used to support tourism helping continued bookings and more spending on restaurants and attractions while they are here.

    Hi Nancy,
If you follow the link at the bottom, it should answer your question. The tax is collected by providers of short-term accommodations in the municipality. Here is the link from the Town with more information: https://www.huntsville.ca/en/home-property-and-planning/municipal-accommodation-tax.aspx#I-heard-Airbnb-is-collecting-and-remitting-the-4-MAT-on-my-behalf-is-this-correct

I’m just curious about the tax. Is that on the property tax or on the income from the rental properties?
