Statutory public meeting regarding Deerhurst development plans to be held at the Algonquin Theatre on May 17

Huntsville’s Planning Council is scheduled to hold a special meeting at the Algonquin Theatre on May 17 at 6 p.m. regarding new development plans for lands at Deerhurst Resort.

In September 2021, Skyline Investments Inc. sold the roughly 760-acre Deerhurst Resort to Toronto developer Peter Freed, owner and operator of Freed Developments.

Freed Developments is proposing a revised development concept for Deerhurst lands designated in Huntsville’s Official Plan as the ‘Deerhurst Village Centre – Plateau.’ That plan consists of two buildings connected via a shared entranceway with ground-floor commercial uses including a restaurant, retail space, and a pool.

Both buildings combined would contain 447 recreational resort residential units and the buildings would have a maximum building height of 23.4 metres, according to planning reports.

The proposed development would require amendments to the Town of Huntsville’s Official Plan (OP), and zoning bylaws, in order to proceed. The designation of the lands in the Town’s OP permits the lands to be developed with recreational resort buildings oriented around a village square, including multiple residential buildings with a total of 366 recreational resort residential units, a 150-unit resort commercial hotel, and commercial retail and personal service units in the ground floor areas of certain buildings.

    As an existing homeowner, one of the major concerns is the volume of traffic created along Deerhurst Canal and Canal Roads from 449 additional units. Whilst there has been mention of a “traffic circle”, we do not feel this would be an adequate solution either on completion or during the construction period.

    Also, will the potential road damage created by heavy construction equipment be covered by Freed and not by the Town with Tax Payers money?
