Committee approves Madeline Street proposal with one fourplex instead of the original two

Further to a planning story we brought you in March about the proposal for two fourplexes, or eight rental units, on Madeline Street. That project was back before the Town’s Planning Committee on May 4. This time the proponents brought forward a plan to build just one fourplex, instead of the two originally proposed.

They are no longer seeking setback exemptions.

Despite continued concerns from area residents about the frontage proposed for each lot not being equal, the amount of building diversity and density already in existence in their neighbourhood, parking issues especially as it pertains to visitor parking six parking spots are proposed for the fourplex, higher traffic in a cul-de-sac, and the way the building would be situated on the lot, among other issues, committee this time gave the proposal a green light.

With respect to how the building is situated, the proponent’s representative told committee that the four-unit building will no longer be two storeys in height. He said the applicants are keeping it to one storey with seniors in mind. He said it will consequently take up a larger foot print and will have to be turned sideways on the lot rather than having the front parallel to the street.

I believe my clients have made fairly significant concessions in their proposal compared to what was in front of committee two months ago. “This appears to be a different proposal but in effect it’s exactly the same proposal with the retained lot staying the same for now,” said the owner of a residence on Madeline Street, adding that there is nothing to indicate the proponents would not move forward with the exact same plan in future. “It would be interesting to see if they would put that in writing,” he added.

Proponents Tom Harsanyi and Frank Van der Staay’s plan was originally before Huntsville’s Planning Committee in March, at which time it was turned down. When it was sent to Council for ratification, Council sent it back to Planning Committee for further review.
