The site plan for Tasso Lake Heating Solutions’ new home on Muskoka Road 3 North was approved by Huntsville’s Planning Committee at its October 10 meeting.
Last June the company was given planning approvals to sever a 0.65 hectare parcel of land from a property at 741 Muskoka Road 3 North, on which it will build its new headquarters.
Its plans include a multi-tenant industrial building with a two-storey area containing offices, a show room and training centre as well as a main level warehouse, a sheet metal shop, and lease area. It will also include eight stand-alone self-storage units at its 719 Muskoka Road 3 North property.
Huntsville Councillor Bob Stone, who sits on the committee, spoke to the application. “He’s a significant employer in our town and he has to vacate where he is in order to move over to here, so the timing is quite an issue. I want to commend staff in both the planning and building departments who have moved quickly in our very slow world in order to bring this here so we can finally get going,” said Stone.
Senior Planner Elizabeth Reimer told committee that neither parking nor building elevations are of concern but she did note that a site servicing agreement with the District for water and sewer services would be required along with an entrance permit off Muskoka Road 3 North, which is a District road. She said discussions with District staff had also revealed that clarifications respecting storm water management calculations may be required.
Other outstanding issues included recommendations from the Chair of Huntsville’s Accessibility Advisory Committee regarding the building, proposed storage units, and the building’s parking area and sidewalk.
“The proposal for the site plan agreement would appear to facilitate development that would conform to the intent of the Official Plan. Any outstanding information is not anticipated to significantly alter the proposed site plan design as currently proposed,” said Reimer, adding that staff was recommending approval of the site plan subject to all drawings, agreements and plans being to the satisfaction of the municipality.
