The goal\u00a0of the policy is to support more housing choices and affordability, while making sure new development continues\u00a0to\u00a0fit with Huntsville\u2019s character.\u00a0<\/p>\n\n\n\n<p>\u201cWith more developers submitting applications for taller and denser buildings, it\u2019s essential to have clear expectations in&nbsp;place,&nbsp;so decisions are consistent, transparent, and aligned with what the community values,\u201d says&nbsp;Huntsville Mayor&nbsp;Nancy Alcock.&nbsp;\u201cBy planning thoughtfully now, the Town can support responsible growth while ensuring new development continues to reflect Huntsville\u2019s unique character and long-term vision.\u201d&nbsp;&nbsp;<\/p>\n\n\n\n<p><strong>What\u2019s New?<\/strong>&nbsp;<\/p>\n\n\n\n<p>Summary of proposed&nbsp;amendments:&nbsp;&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Updated height definition\u00a0<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>An\u00a0increased height allowance\u00a0of\u00a015m\u00a0in highly suitable areas\u00a0<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Landscape and visual impact study requirements\u00a0<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Landscaping standards\u00a0<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Revegetation guide\u00a0<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Community Benefits Analysis\u00a0<\/li>\n<\/ul>\n\n\n\n<p>Full details can be found by reviewing the&nbsp;proposed amendments&nbsp;and&nbsp;draft&nbsp;Height and Density Review Guide&nbsp;on&nbsp;<a rel=\"noreferrer noopener\" href=\"https:\/\/www.myhuntsville.ca\/new-height-and-density-policy\" target=\"_blank\">myHuntsville.ca<\/a>.&nbsp;<\/p>\n\n\n\n<p>As part of the&nbsp;background work for the proposed amendments, a&nbsp;Suitability Map&nbsp;was created to&nbsp;identify&nbsp;where increased height and density are most&nbsp;appropriate in&nbsp;the urban area.&nbsp;This map will&nbsp;help the public,&nbsp;developers,&nbsp;staff,&nbsp;and Council clearly&nbsp;identify&nbsp;suitable locations for&nbsp;these types of&nbsp;development&nbsp;projects.&nbsp;&nbsp;<br>&nbsp;<br>The&nbsp;Suitability&nbsp;Map&nbsp;was created using&nbsp;resident feedback,&nbsp;resulting&nbsp;in the identification of&nbsp;twenty-three&nbsp;Significant Views.&nbsp;These&nbsp;views&nbsp;were&nbsp;incorporated&nbsp;into&nbsp;a&nbsp;suitability analysis to help understand how future development might affect key views&nbsp;valued by the community.&nbsp;The identification of these views&nbsp;serves as a tool to shape building orientation, scale, and setbacks, ensuring that development decisions respond appropriately to the visual landscape.&nbsp;<br>&nbsp;<br>Existing height and density standards are contained within the\u202f<a rel=\"noreferrer noopener\" href=\"https:\/\/www.huntsville.ca\/business-development-environment\/planning-and-development\/planning-applications\/community-planning-permit-and-amendment\/\" target=\"_blank\">Community Planning Permit Bylaw\u202f(CPPBL).\u202f<\/a>These standards\u202fimplement the\u202fheight and density policies associated with\u202fresidential and\u202fmixed-use\u202fdesignations as outlined in the&nbsp;<a rel=\"noreferrer noopener\" href=\"https:\/\/www.huntsville.ca\/business-development-environment\/planning-and-development\/official-plan\/\" target=\"_blank\">Town\u2019s Official Plan<\/a>.&nbsp;<\/p>\n\n\n\n<p><strong>Public Information Session&nbsp;<\/strong><\/p>\n\n\n\n<p>In advance of the May 13 Planning Council meeting, the Town is inviting the community to attend a\u00a0public\u00a0information session\u00a0on\u00a0April 29, 2026\u00a0where they can learn more about the\u00a0proposed\u00a0amendments\u00a0to the Huntsville Official Plan and Community Planning Permit By-law\u00a0changes.
