{"id":217587,"date":"2026-03-23T17:35:37","date_gmt":"2026-03-23T21:35:37","guid":{"rendered":"https:\/\/doppleronline.ca\/huntsville\/?p=217587"},"modified":"2026-03-23T17:39:27","modified_gmt":"2026-03-23T21:39:27","slug":"town-and-summit-developer-settle-str-dispute","status":"publish","type":"post","link":"https:\/\/doppleronline.ca\/huntsville\/town-and-summit-developer-settle-str-dispute\/","title":{"rendered":"Town and The Summit developer settle STR dispute"},"content":{"rendered":"\n<p>The Town&#8217;s Planning Department and developers of a multi-residential development on lands east of Forbes Hills Drive, referred to as The Summit, have settled their dispute over short-term rentals.<\/p>\n\n\n<div style=\"float: left; margin-right: 14px;\"><strong><broadstreet-zone zone-id=\"45658\" keywords=\"\" soft-keywords=\"true\" zone-alias=\"\"><\/broadstreet-zone><\/strong><\/div>\n\n\n\n<p>The site is 6.85 hectares in size with approximately 65 metres of frontage on Fairy Lake. Planning rights for the property were obtained through a 1995 Ontario Municipal Board settlement (later renamed the Ontario Land Tribunal).<\/p>\n\n\n\n<p>The site is currently developed with three multi-residential buildings, comprising the project&#8217;s first phase, with a total of 175 units planned. The lands are proposed to be further developed with additional buildings in future phases, according to an Ontario Land Tribunal (OLT) document.<\/p>\n\n\n\n<p>In June of 2025, planning consultant Planscape, on behalf of the developer, applied for a Community Planning Permit Bylaw amendment to permit short-term rentals in 70 per cent of the 175 units, or 120 units in total. In July 2025, the Town&#8217;s Planning Council denied the request.<\/p>\n\n\n\n<p>In August 2025, Planscape, on behalf of the developer, filed an appeal with the Ontario Land Tribunal. De Novo Treatment Centre, located in close proximity to the development, and concerned about the noise 120 short-term rentals would mean, requested party status at the hearing, but before the hearing could take place, the parties reached a settlement.<\/p>\n\n\n\n<p>The settlement allows 20 units, instead of the initial 120 units proposed, to be used as short-term rentals.
